Purpose: Performs duties necessary to ensure availability of all mechanical trades to all AUC buildings, parking lots and service areas. Exercises overall responsibility for inspecting, planning, programming, and implementing of the new projects modifications related to mechanical program of the campus and other assigned facilitates. Supervise tradesmen of other crafts and to direct, monitor and approve the actions, performance and /or products of contractors and vendors.

Principal Accountabilities: 

 Responsible for plumbing and HVAC maintenance workshops

 Maintain, operate all HVAC systems and associated equipment, electrical equipment, plumbing systems, building management system, and building repairs

 Recommends energy /water – efficient programs

 Develop estimate of costs to support requests for completion of a mechanical service or project

 Formulate plans specifications to be used in preparation of the bids for acquiring services, contracts and items purchased

 Perform ongoing preventive maintenance and repair work on facility mechanical, electrical, and other installed systems

 Perform facility inspections and report on condition affecting operations

 Monitor and supervise HVAC preventive maintenance contracts

 Respond to emergencies 

 Prepare and submit summary reports of conditions in buildings and recommend actions to be taken

 Review and understand equipment and methods of operation, BMS system, fire/life safety, and other systems 

 Comply with all safety procedures and requirements

 Maintain compliance to city, county, ordinances and codes 

 Support any afterhours building needs and activities as required 

 Developing and maintaining building system operating schedules

 Analyzing existing building systems and collecting data on building operation, utilization, HVAC, electrical systems, lighting, and controls

 Development training programs for personnel to provide the special skills and techniques required to maintain mechanical equipment and controls for mechanical equipment

 Review all maintenance project plans and specifications prior to bidding to insure completeness and to minimize future long term operational problems

 To inspect all new construction and major renovation work performed by outside contractors to insure compliance with approved plans and specifications

 Assist other physical plant departments relative to mechanical engineering problems.

 Supervise metering and monitoring utilities in individual buildings

 Work with consulting engineering firms in preparation of contract documents related to mechanical systems. Continued on back

 Assist with preparation of detailed energy reports including energy use and/or savings

 Perform testing, balancing and adjusting required for energy analysis in buildings and inspect, clean, calibrate, lubricate, repair and replace controls and devices relative to HVAC systems

 Perform building surveys in relation to energy conservation projects

 Assist in developing plans and specifications for utility systems upgrading and expansion

 Assist in developing proposals, which include engineering specifications, preliminary cost estimates, cost/benefits data, completion schedule and possible sources of funding for improvements to existing systems relative to air conditioning and controls

 Analyze existing building systems for improving operating efficiency

 Assist in promoting the participation of faculty, students, and staff in analyzing, monitoring, and assisting in the development and implementation of energy conservation measures

Requirements: 

Minimum Education Requirement:  

 Bachelor’s degree.

Experience: 

 Seven years of relevant full-time experience

Skills: 

 Good Command of MS Office AUTO CAD, ADOP PHOTO SHOP

 Good command of English & Arabic Language 

 Skilled in all areas concerning the construction mechanical industry 

 Knowledge of controls 

 Work in team work
